Lot Size
Minimum lot size refers to the smallest possible lot that can be subdivided for future development. Minimum lot size within the Parramatta LGA varies depending on location and zoning.
The easiest way to determine minimum lot size is to use the NSW Planning Portal ePlanning Spatial Viewer, search for a property, minimum lot size will be displayed on the right side of the screen.
Frontage
Frontage refers to the length of the boundary that faces the street. To determine the minimum site frontage for your development, use the development principles chapter of the relevant Development Control Plan using the corresponding building envelope table depending on your development.
Subdivision
Subdivision involves the creation of one or more new lots from one existing lot. The minimum lot size for subdivision varies across the Parramatta LGA.
To determine if you can subdivide visit the NSW Planning Portal, use Spatial Viewer to search for a property to determine the minimum lot size, to determine if you can subdivide, it will be displayed on the right side of the screen.
When calculating lot size please note that the area of an access handle is not counted.

City of Parramatta offers several resources to determine how flood impacts your property.
Section 5.21 of the relevant LEP that applies to your property and determines development in flood prone areas.
